Some small things you might forget to clean

1. Front door, where your potential buyers will be standing. This moment counts!   

2. The door from the garage, where most of us enter the house daily 

3. Cupboard doors (and drawers), especially the area around the handles or pulls 

Look up: 

1. Light fixtures 

2. Ceiling fan blades 

3. Door frames 

4. Return vents 

5. The tops of your artworks 

6. Check for cobwebs in corners of rooms AND anywhere on your front porch. 

Look down: 

Baseboards and floor vents Look around: Light switches, face plates, outlets, window ledges and trim, towel bars, toilet paper roll holders

Other Hot Tips:

Remove all the decor from above your kitchen cabinets. In photographs and in person, it brings the ceiling level down visually. 

Remove everything from the top of your refrigerator. Why? Storing things tells buyers there is not enough storage, and it directs the eye to a low-value space instead of toward the high-value features you want to highlight. Remove small appliances from countertops for the same reasons. 

Get "stuff" off the floor and out of corners to create long sightlines and the feeling of more space. Space is what buyers are looking for.   

Avoid overdecorating or staging. Every time the eye stops on an object, the brain registers smaller space. This is true for your yard as well. 

Indoor Lighting is KEY

Replacing all the lightbulbs in your home can have a high ROI. Even a subtle change in lighting can have a big impact on how a room looks and feels. My go-to for staging is LED bulbs 3,000-4,000 Kelvin. (The Kelvin number will be on the packaging.) LEDs in this range cast a bright light that is slightly warm, yet still neutral enough not to skew the colors in your home. They also tend to provide the most consistent MLS photos.

Preparing your home for sale doesn’t require perfection or a full renovation. It’s about removing distractions so buyers can focus on what matters most. Space. Light. Flow. And how the home feels the moment they walk in.
